Terms of Service

The following terms of service apply to direct bookings through bookeddirectly.  These terms are applicable to, but do not supersede, those of third party sites such as Airbnb or VRBO for bookings on their platforms.

  1. Payment:  50% of the total rental fee and cleaning fees are due at the time of reservation. The remainder is due 30 days before scheduled check-in.  â€‹

  2. Cancellation Policy:  Because the property is removed from the market immediately upon booking, we have a firm cancellation schedule as follows:

    • 30+ days before scheduled check-in:  Full refund

    • 7-30 days before scheduled check-in:  50% refund

    • < 7 days before scheduled check-in:  non-refundable

  3. Force Majeure: Neither party shall be liable for failure to perform due to "Acts of God" (fire, flood, earthquake, extreme weather), government mandates, or utility outages beyond the owner’s control. In such cases, a credit toward a future date will be issued. 

  4. Property Access & Use Subletting: The renter shall not sublet the property or use it for any purpose other than what is stated in the Agreement. Right of Entry: The owner or their representative reserves the right to enter the premises for the purpose of emergency repairs or to address safety violations. 

  5. Safety & Prohibited Items Illegal Activity: Use of illegal drugs or any criminal activity on the premises will result in immediate eviction without refund. Fire Hazards: The use of sparklers, fireworks, or Chinese lanterns is strictly prohibited due to fire risk.

  6. Liability & Indemnification Personal Property: The owner is not responsible for the loss, theft, or damage of any personal property belonging to the renter, their guests, or vendors. Injury: The renter assumes all risks associated with the use of the property (including stairs, grounds, and any water features). The renter agrees to indemnify and hold the owners harmless from all claims, suits, or damages arising from the event. 

  7. Dispute Resolution Governing Law: This agreement shall be governed by the laws of the State of New York, Tompkins County. 

  8. Arbitration: Any disputes arising from this agreement that cannot be settled amicably shall be resolved through binding arbitration.
